Vacant Building? Here's What Happens in the First 30 Days Without Security

A vacant building between tenants, mid-renovation, or waiting on permits is one of the most exposed assets a property owner can hold. In the East Bay and San Francisco, the decline from 'empty' to 'expensive problem' can take weeks, not months.

The first week usually brings scouting: someone checks the doors, notes whether lights come on, and looks for a way in that isn't visible from the street. By the second week, copper wiring, HVAC units, and fixtures are at risk. By the third, if there's a way in, someone is living there, and removing them becomes a legal process rather than a lock change.

Once a property is occupied or stripped, costs multiply: repairs, cleanup, legal fees, insurance complications, and delays to your renovation or lease-up schedule. Insurers increasingly ask what security measures were in place for vacant properties, and 'none' is not a good answer.

The fix is straightforward. Scheduled and randomized checks by a uniformed officer, logged with timestamps and photos, make it obvious the property is watched. For higher-risk buildings, an overnight fixed post during the most exposed weeks costs far less than one break-in. Lighting fixes and secured openings identified during the site walk round it out.

If you have a property sitting empty in Alameda, Oakland, San Francisco, or the South Bay, Security Perú Services can assess it and put coverage in place quickly, from periodic checks to full overnight posts.
